Our Construction Process - Seeing Your Home Being Built
Our Warranty Process
While we strive to build a defect free home, we are realistic enough to understand that there might be items that are fall below industry standards or do not perform as intended. Do not worry, once your home is complete that is not the end of our relationship, we have an in-house warranty process that we take great pride in.
Approximately one year after closing we will visit your home again to review any workmanship deficiencies that have been noticed. Also at this time we will repair any drywall 'pops' and cracks that are noticeable. We will discuss your options to bring the items back up to industry standards and schedule a day that is convenient for you for our trade partners to make the repair.
If you have an item that just cannot wait until scheduled walk or have an emergency please see our warranty section of the website to fill out a warranty request ticket.
Our warranty process is covered by a nationally recognized insurance backed home warranty program. A copy of the policy will be mailed to your new address after you close on your home.
- Fill out and submit questionnaire. Use the contact us page to request a copy. This is to gather basic information to help us kickoff the process
- Determine floor plan to be constructed. This can be from our standard plans, see available homes section or a plan you bring to us. We will discuss included features at this time along with base pricing establishing the preferred budget you wish to work within.
- Select a home site for your new home. Contact us for communities around the Michiana that we can build in. Of course we can build on land that you already own. A realtor is a good option to help find your dream property as well.
- We are able to offer design modifications on our plans to fit your individual needs. We will discuss with you what modifications are possible and possible impacts to the overall homes design.
- After a mortgage pre-approval is obtained and the above items are completed we are ready to transition to the selection process. We will guide you through the selection process and provide as much or as little assistance you desire. Partnering with local contractors that have showrooms in the area is one way that you can see first hand the finishes that will be incorporated into your home.
- Once selections/final prints/homesite selected are complete, we price the home in full. The next step is the contract stage. We will review and sign all documents/contract with you. Included in the contract are items such as down payments, change order process and financing requirements along with many other items to protect you.
Our Construction Process - Seeing Your Home Being Built
- After the contract is signed the actual construction of the home can begin. This first involves purchasing the lot if needed, obtaining permits from the local building department, and closing on any construction loan that exists.
- Once everything is ready to go, we are able to dig the home, this is the first activity that can be seen of your new home construction.
- We have two scheduled opportunities that you will meet with your construction manager:
- Electrical walk through, completed after the home is framed, where you will confirm any additional electrical features you many want and review all the standard options included.
- New home orientation, completed after the construction is complete. This meeting will introduce your new home to you and show you how a home works.
- Other opportunities are available to see your home by scheduling a meeting with your construction manager. Due to liability reason, we are unable to provide you with a key without a representative of BQ Building Group.
